These terms govern your use of www.sleekhomesltd.com ("the site"), operated by SleekHomes Limited(RC-8924343), a company registered in Nigeria. By using the site, you agree to these terms.

Listings are informational

Property listings, prices, availability, and specifications shown on this site are provided for general information and are subject to change without notice. A listing appearing on this site is not an offer capable of acceptance, and does not itself constitute a binding agreement to sell, let, or purchase. All transactions are subject to a separate, signed agreement between the parties and, where applicable, statutory conveyancing requirements.

Currency conversion

Prices are shown in Nigerian Naira by default. Figures displayed in other currencies use static, periodically-updated conversion rates for convenience only, are not live market rates, and should not be relied on for a transaction. The Naira figure governs; confirm the exact settlement amount and currency with your consultant before making any payment.

Payment methods

Where a transaction is settled in cryptocurrency (Bitcoin, Ethereum, USDT, or USDC), the Naira-equivalent value, exchange mechanism, and timing of conversion will be agreed in writing with your consultant before funds are sent. SleekHomes is not responsible for value lost to cryptocurrency price movement between agreement and settlement unless otherwise stated in that written agreement.

Market commentary, yield estimates, and the mortgage calculator on this site are illustrative only and do not constitute financial, investment, or legal advice. You should obtain independent professional advice before making a property purchase or investment decision.

Limitation of liability

To the maximum extent permitted by law, SleekHomes Limited is not liable for indirect or consequential loss arising from use of this site. Nothing in these terms excludes liability that cannot lawfully be excluded.

Bookings & payments (customers/guests)

Short-stay and hotel bookings made through the site are paid in full at checkout via Paystack. A booking is confirmed once payment succeeds. Free cancellation is available up to the window shown at checkout (typically 48 hours before check-in for stays, or a shorter window after payment for property reservations); cancellations made after that window are non-refundable. Refunds, where due, are processed back to the original payment method via Paystack and may take several business days to reflect. Disputes about a stay, a listing's accuracy, or a charge should first be raised with info@sleekhomesltd.com; SleekHomes will investigate directly with the relevant partner where the listing was not managed by SleekHomes itself.

For partners (Hotels, Short Stays & Serviced Apartments, Property Owners/Agents)

Independent hotels, short-stay/serviced-apartment operators, and property owners or agents may apply to list on the site. Approval is at SleekHomes' discretion and requires verified bank settlement details before any payout can be made. Once approved, a partner is responsible for the accuracy of their own listings (pricing, availability, photos, amenities, and, for property sales/rentals, title and legal standing) and for keeping a listing's availability up to date; SleekHomes may suspend or remove a listing that is inaccurate, unavailable, or subject to a complaint.

Commission and payouts.For Hotel and Short Stay & Serviced Apartment partners, SleekHomes receives the guest's full payment at booking and remits 80% of that amount to the partner (20% commission), via bank transfer, after the booking is confirmed paid. For Property Owner/Agent partners, SleekHomes remits 95% of the recorded sale or lease price (5% commission) once SleekHomes' team records the transaction as completed. Payout timing depends on standard bank transfer processing and, for a partner's first payout, may require additional verification before funds are released. SleekHomes is not a licensed payment institution; payouts are made using Paystack's transfer infrastructure on SleekHomes' behalf.

A partner may be suspended or have their agreement terminated for inaccurate listings, repeated guest complaints, fraud, or failure to honor a confirmed booking. SleekHomes is not a party to, and does not guarantee, the underlying accommodation or property transaction itself; that responsibility rests with the partner.
